Builder’s risk insurance is coverage specifically designed to cover property during the course of construction including renovation and repair. Typically, the coverage is purchased by either the property owner or contractor. This coverage protects a person’s or organization’s insurable interest in materials, fixtures and/or equipment being used in the construction or renovation of building or structure should those items sustain physical loss or damage from a covered cause.
Builders risk coverage form generally can also pick up an installation floater that covers personal property installed, fabricated or erected by a contractor. Coverage generally ceases once policy expires, is cancelled, property is accepted by the purchaser, your interest in property ceases, you abandon the construction with no intention to complete it or property put to its intended use.
Since builder’s risk coverage only deals with property, it does not include coverage for worksite injuries or design/construction defects. For mishaps that occur on the job, you should rely on liability and workers’ compensation insurance policies for coverage.
Coverage may also be purchased for damage to vehicles owned by you (Collision & Other than Collision or otherwise known as Comprehensive coverage). There are other coverage endorsements you can purchase to broaden your auto policy such as medical payments, uninsured and underinsured motorists coverage, rental reimbursement and towing.
The Workers Compensation coverage agreement obligates the insurer to pay all compensation and other benefits required of the insured by the workers compensation law or occupational disease law of any state listed in the policy. The coverage applies to bodily injury by accident and by disease. Coverage (A) shows no dollar limit for the benefits provided since any applicable limits would be those established within the law. Benefits under coverage (A) are paid to the employee without regard to fault.
Employers Liability coverage protects employers for their legal liability for bodily injury by accident or disease to an employee arising out of and in the course of the employee’s employment when not covered under the workers compensation law. Before benefits are paid under this coverage, the employee must prove the employer is liable for the injury.
